When you see someone on video do you unconsciously think they are an expert at something? Most people do because that’s how our brains function.
If you had to give up 1-2 minutes of your time and spread it up evenly between watching a video and reading an email, what would be more memorable to you? Most people would also say the video. It’s because it’s a more effective form of communication. There is a reason You Tube blew up and Facebook now has more video footage than its Google competitor.
What is the point of ever sending an email to anyone? It should be to get opened and to stay on top of mind of its intended recipient or get someone to take a specific action.
What do you think of the “templated” emails you receive from your financial planner, other Realtors, insurance agents, mortgage brokers, or any other kind of service provider? Every real estate agent knows what I am talking about here. Those emails are so boring and they feel extremely spammy. Do you even open those anymore or just unsubscribe?

Communicate with your “database” or audience. This should be mandatory amongst real estate agents. 61% of all agent business is directly attributed to referrals and repeat business. It’s impossible to get referrals or repeat business when you are forgotten about. 70% of buyers forget their agent’s name after six months…OUCH!!!
TIP: When you are using video email marketing you must individually compose each email. This means you have to do it yourself, but will be well worth it.
Follow up with New Clients. When you first start working with a new client, the most crucial time is the first few days of establishing your working relationship. We are a referral based business and your most powerful marketing tool is your customer service whether you want to admit that or not. There is no better way to start the relationship off than with a “what to expect going forward” type of video email.
One of my clients still thinks I’m so cool because I sent her an initial email through video. I’d say she be a good referral source.
Follow Up With Cold Leads. If you are buying leads on Zillow, Trulia, or any other internet service provider why wouldn’t you reply to their inquiry with a video. It should only take you less than 15 minutes to fully compose and imagine the impact. You have to keep in mind that the person inquiring probably also made inquiries on several other properties, which means they are receiving several other calls from your competitors. If you want to convert to clients, your goal should be to stand out. Video does that!
Thank you’s! There is nothing more personal than a genuine thank you. Instead of writing a thank you email, film it. It will go a much longer way and your clients will know it came from you and not your pimple faced assistant. You should always thank people for their referrals, business before/during/after a transaction, other agents who you liked working with, and anyone else who helps you along the way!
Team Morale. Want to boost your team’s performance? Then let them know how much you appreciate them. Nothing says that you appreciate them more than telling them directly. True leaders make their team feel welcomed.
Negotiate Deals. Yes, what a great way to submit an offer. One time this agent was in Mexico on vacation and our buyer was in a multiple offer situation. The listing agent did not have cell phone service while he was pounding away on margaritas. Let’s just say our offer stood out the most and we got it!
Focus On The Relationship And The Sale Will Come
